A strong example of how the ‘Innovator’ approach shifts a property beyond standard marketing into a full campaign ecosystem.
This project for Nic&North Real Estate focuses on a boutique townhouse within a development in Braybrook. The strategy positions the property as a rare opportunity to secure a home or investment in Melbourne’s Inner West — offering a more accessible entry point compared to suburbs like Brunswick, while still delivering the same lifestyle appeal, connectivity, and long-term upside.
With five core deliverables, the campaign was designed as a staged rollout rather than a single drop. Each asset was built to serve a specific role at different stages of the campaign journey — from early awareness through to sustained engagement and enquiry conversion. Individually, each piece carries its own function. Together, they form a unified narrative that strengthens the agent, the agency brand, the local community positioning, and ultimately the property itself.
The distribution strategy is intentional. Rather than releasing everything at once, we are spacing assets across the campaign to maintain momentum, extend reach, and keep the property consistently in market conversation. This creates multiple entry points for different audiences, while reinforcing a single cohesive story throughout.
All campaign assets are showcased here, with the exception of the final campaign reel (“sold”), which remains under embargo until the sale of the property.

Before a single frame was shot, we sat down with Michael Loutakis from Loutakis Real Estate to understand the man behind the brand. Polished. Considered. European in spirit, with modern furniture, laid-back summer beats, and branded candles scenting the room. It felt less like a real estate meeting and more like stepping into a Euro fashion showroom.
So that's what we built toward: high-end fashion label meets Vogue editorial, translated into property marketing. The brief for the property film: make it feel like a Netflix trailer. Cinematic, suspenseful, a hero film that doesn't just show a house, it sells a world.
The campaign rolled out as a hero film, a reel, and a carousel, each built to work its own corner of the platform, together telling one story. The result: social engagement spiked well beyond the norm, the property got the exposure it deserved, and Michael's brand landed exactly where he wanted it, polished, premium, unmistakably his.

Some homes deserve more than a property video. They deserve a story.
For each campaign with Storyhouse, we leaned into exactly what the brand represents, telling the story behind the home, not just showcasing it.
The film centres around a genuine phone conversation between Mark Josem and the homeowner as he walks through the property. As each room unfolds, so do the memories, moments and experiences that transformed a house into a home. It's an authentic, unscripted approach that invites buyers to connect emotionally with the space before they ever step inside.
By replacing the traditional sales pitch with real conversation, the campaign creates a stronger sense of place, personality and belonging. It's a reminder that every home has a story, and when it's told well, people don't just watch. They imagine themselves living in it.
